Seller Services Guarantee

Coldwell Banker Miller-Arnason offers the finest in real estate services. To assure you of our commitment to your satisfaction, we offer you this guarantee of our marketing services in the sale your home:

If you are not satisfied with the efforts we are making to market your home, we agree to release you from your listing contract upon written request.

If, within thirty days after the closing of the sale of your home, it is determined that we have not performed the mutually agreed-upon marketing services, you may specify your dissatisfaction in a written document and request a reimbursement from our portion of the sales commission.

AGENCY ALTERNATIVES

We will review the agency alternatives and representations that are available to you and to potential buyers – Seller Agency, Buyer Agency and Disclosed Dual Agency.

MARKETING ACTION PLAN

We will prepare a custom Marketing Action Plan for your property. This may include an open house to be conducted when appropriate and as agreed in advance with you.

COMPETITIVE MARKET ANALYSIS

We will provide you with a current Competitive Market Analysis, and will assist you in determining the most effective list price for your property.

FINANCING ALTERNATIVES

We will discuss with you various financing terms to be offered to buyers of your property.

ESTIMATED PROCEEDS

We will furnish you with an estimate of the proceeds you can expect from the sale of your property.

HOME ENHANCEMENT

We will develop a plan – if requested – to enhance your property's ability to attract buyers, as described in the Coldwell Banker Home Enhancement Guide.

PROMOTION TO OTHER BROKERS

We will promote your property to other professional brokers and sales associates in the area.

MULTIPLE LISTING SERVICE

We will submit your property listing to appear in the local Multiple Listing Service.

PROPERTY INFORMATION

We will make information on your property available to local and out-of-town buyer prospects. Additional copies will be available for sales associates and prospective buyers at your property.

PROMOTION

We will review with you our advertising program designed to generate buyer prospects for your property. This includes submitting your property listing to appear on our locally and nationally advertised websites – ColdwellBankerMiller.com; coldwellbanker.com; and realtor.com.

COLDWELL BANKER MILLER-ARNASON SIGN

We will place – with your permission and as local rules permit – a Coldwell Banker Miller-Arnason FOR SALE sign on your property, to help generate calls from prospective buyers

SELLER DISCLOSURE

We will present your written disclosure regarding the condition of your property to buyers (NWMLS Form 17). The seller will keep the agent informed of any changes in the property and keep the information current on the disclosure form.

MILLER-ARNASON SERVICES GROUP

We will provide you with complete access to the mortgage, title, escrow and home warranty services you need.

MARKETING ACTIVITY REPORT

We will provide you with an update on market activity to keep you informed periodically of competitive market conditions, buyer activity, and the actions we have taken to market your property.

HOMEFINDING PROCESS

We will discuss with you the home-finding process that buyers are most likely to follow, including financial qualification, property selection, financing options and closing procedures.

QUALIFYING BUYERS

We will seek financial qualifying information on all buyers submitting a purchase offer. Our goal will be to have the buyer pre-qualified or pre-approved through a reputable lender.

PURCHASE OFFERS

We will review all purchase offers as they are presented, and we will work on your behalf to negotiate purchase agreement with terms that are acceptable to you.

CLOSING THE SALE

We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions.

AFTER-SALE SERVICE

We will follow up on remaining details after the sale of your property.
